Crawl space encapsulation for Windsor-Essex homes

Crawl space encapsulation seals a crawl space off from the ground under it. If your home has a crawl space, we advise full encapsulation, and through Rock Hard Concrete & Construction we also take care of the mold and humidity.

There's no charge for the in-home assessment or the written quote.

Drawing to come: a crawl space under a house, sealed with a liner

What is crawl space encapsulation, and does it fix radon?

A liner on its own seals the soil off. A radon system adds a pipe and fan to pull radon from under it, and only a test shows whether your level came down.

How is radon handled in a crawl space?

CARST, the radon professionals' association, says that where there's no concrete floor, a plastic membrane can seal the house off from the soil, as part of a radon system called sub-membrane depressurization. Health Canada (opens in a new tab) says certified specialists adjust a radon system for your home, "whether you have a foundation slab, crawl space, or sump pit."

Why are crawl spaces hard to work in?

Crawl spaces are tight, and they take a lot of work. A lot of contractors would rather not take them on. We like them.

A crawl space is also one of the things that moves the price of a radon job, along with access, how far the pipe runs to where it vents, and the age of the sump pump.

What do we do in a crawl space?

Do we fix the radon too?

Yes. Full encapsulation includes the radon pipe and fan, drawing radon from under the liner. That's called sub-membrane depressurization. It's part of the job, not a separate radon system.

Our radon professional is C-NRPP certified for residential radon measurement and residential mitigation.

What if my house has a crawl space and a basement?

Some houses have both a crawl space and a basement floor. Those get a dual suction system, drawing radon from under the basement slab and from under the crawl space liner together.

Who handles the mold and humidity?

Through Rock Hard Concrete & Construction, we also take care of the mold and humidity. Rock Hard has run for 8 years, is IICRC-certified, and specializes in basement flooding and mold.
